I received a deceptive postcard/letter via U.S. Mail from “Mortgage Service Center” (also operating as First Cornerstone Mortgage LLC or Residential Mortgage). The mailer uses my personal mortgage information pulled from public records, including: • Mortgage ID: 505-129-609 (this number was printed on the letter) • My actual lender/servicer: Freedom Mortgage • County: Fairbanks North Star Borough • Closing / recording date: 03-25-2026 • Loan amount: $54,412.00 It creates urgency with wording such as: “We have been trying to reach you regarding a matter of importance as it relates to your mortgage. Please call 833-408-1597 immediately.” The return address is: PO Box 19595 Jacksonville, FL 32245-9595 The very small fine print (on the back of the letter) states exactly: “This disclosure is intended to notify you of the importance of your privacy as a consumer and how your information is protected by State and Federal laws from redisclosure. The information shown regarding your recent loan or lien is available to you through public record but does not include your private and protected information and is stored and accessed by any lending institution. NPN# 19598308. All coverage information, representation or solicitation will be provided by an insurance agent licensed in your state. All benefits are not available in all states.” I did not call the number and did not provide any personal information. This is a known nationwide deceptive mail scam that rotates through many 833-408-15xx toll-free numbers (and other toll-free numbers) to solicit mortgage services or insurance. Date received / postmark date: 04-03-26 I have attached [photos / scans] of the front and back of the entire mailer for reference. I received a secure letter in the mail with perforated edges claiming to be my lender for a recent Mortgage. It listed the correct county, closing date, loan amount, and lender name along with a Mortgage ID. The first sign it was a scam was that it used a middle name instead of first name addressing me. It read: We have been trying to reach you regarding a matter of importance as it relates to your mortgage. Please call 1-833-408-1597. I called my lender directly and they confirmed it was a scam, so I did not interact further. [BBB Scam Type: Phishing] [Business: HIGHLANDS RESIDENTIAL MORTGAGE LP Da] [Location: WA, USA - 98382]

Claimed that we were owed money. We never dealt with this company before, so we started to suspect fraud. Tried to say they deposited too much money in our account. But they seemed to edit html. [BBB Scam Type: Phishing] [Business: Paramount Residential Mortgage Date] [Location: TX, USA - 78660]

Received post card in mail regarding an 'urgent matter' concerning our new mortgage with Primary Residential Mortgage Inc. I did not call as our mortgage has already been sold to another mortgage servicing company. They did have access to our name, address, and the old mortgage loan number. I looked up the number they provided 833-382-5531, and found this information. [BBB Scam Type: Phishing] [Business: Primary Residential Mortgage Inc - Impostor] [Location: NM, USA - 87122]

We just purchased a house and consistently received TONS of notifications in the mail saying that they've "been trying to reach you regarding a matter of importance as it relates to your mortgage with Primary Residential Mortgage Inc." I initially ignored them all until we started to receive a few "FINAL NOTICES," including a letter saying that "Based on your mortgage lender's requirements for your current loan, you may be required to have a home warranty in place at all times to stay in compliance." I finally called to inquire what was going on and was treated like I had a delinquent account. I was bullied into purchasing this Home Warranty service and was told that the policy booklet and ID cards would be mailed by priority mail. I never received them. Two weeks go by and after researching, I determined this was a scam company. I called the number to cancel and the policy and they refused, repeating over and over again that I was in the 30-day review period, and that I couldnt cancel until I received and reviewed the policy booklet. I again was told a date that I would receive the policy booklet, and its been almost two weeks past that date and I still have not received. I did not authorize recurring payments, but received a welcome letter stating that I did. Again, they refuse to let me cancel this "policy" [BBB Scam Type: Phishing] [Business: Home Warranty Services] [Location: MD, USA - 21157]
