Progress Residential rented me a home with active mold, pest infestation, rotted baseboards and filth — then their OWN inspector said he couldn’t believe they let us move in. Now they won’t refund me. Location: Ohio Moved into a Progress Residential property in Reynoldsburg, OH on May 4th. Within minutes of walking in I found active mold in the bathroom, completely rotted and detached baseboards, a corroded bathtub surround, visible insect droppings at door frames, and a unit that had clearly never been cleaned. I documented everything with timestamped photos and immediately sent formal written notice invoking Section 3.3 of my lease — which explicitly states rent is not owed for uninhabitable conditions and entitles me to a full refund if not cured within 3 days. Their response? They told me they saw “no visible health hazard” in my photos. Then threatened to charge me $1,000 for a mold test and add it to my rent ledger if mold wasn’t confirmed. Then denied my transfer request to another available property. Then they sent their OWN inspector. That inspector told me directly he could not believe Progress Residential allowed us to move into this home. They still haven’t refunded me. They’re still sending repair work orders as if I want to stay. I have filed complaints with: • Ohio Attorney General (Tracking #1001241890) • CFPB (Complaint ID: 260513-3263434-6) • Ohio Department of Commerce • BBB • Local Code Enforcement Total amount paid that I am demanding back: $6,017.52 Has anyone dealt with Progress Residential before?
