Gas leak and other hazards found in my apartment; last week there was a flea infestation. Can I use these facts to break a lease? A Southern California Gas Company representative came by my Los Angeles apartment this morning, and found two things wrong: a) The gas main behind the stove was visibly leaking gas. He had to turn it off because it is potentially hazardous. (I sometimes smell gas in my apartment, this is the cause) b) The water heater has a bunch of flammable foam up top to clog a leak. This is a fire hazard. I have documentation of both of these facts from the Gas guy. However, he also said that these are relatively quick fixes. I was thinking of breaking my lease and I'm not too fond of this place. Is there a way to use this documentation to prove that the apartment is uninhabitable? I've visited the below link, and I think it says that I need to notify the landlord, wait 30 days, and if nothing is done I may be able to vacate.
