Business Name: New Spring Properties / newspringproperties.com Contact Used: [email protected] (Janet Evans) I was targeted by what appears to be a rental scam using this business name and email address. The scammer posed as a landlord offering a rental property at 6298 SW Grand Oaks Dr Apt A204, Corvallis, OR 97333, while claiming to be based in Rochester, NY. The condo was listed for a price under the market value, or at a rent much cheaper than other listings. How the scam seems to work: 1. The scammer sends a professionally formatted lease agreement signed by "Hugo Merida" and "Janet Evans," listing [email protected] as the landlord contact. 2. The lease includes a clause (Clause 37) stating the tenant has not viewed the property in person and that keys will only be shipped AFTER payment is made — preventing any verification that the property is real or available. 3. The scammer then requests payment via wire transfer or ACH to a US Bank account in the name of Hugo Merida, with instructions to include only your name in the memo. 4. Upon payment, the scammer promises to ship keys and documents via FedEx overnight. Red flags I identified: - The domain newspringproperties.com does not match the real New Spring Property Management company, which operates under newspringequities.com in Longview, WA — this appears to be an impersonation of a legitimate business. - The landlord's address (Rochester, NY) is over 2,500 miles from the rental property (Corvallis, OR). - Wire transfer/ACH payments are irreversible and untraceable — the preferred method of scammers. - The lease requires [BBB Scam Type: Rental] [Business: New Spring Properties / impostor Da] [Location: Albuquerque, NM, USA - 87111]
