The condo was listed for a price under the market value, or at a rent much cheaper than other listings. How the scam seems to work: 1. The scammer sends a professionally formatted lease agreement signed by "Hugo Merida" and "Janet Evans," listing [email protected] as the landlord contact. 2. The lease includes a clause (Clause 37) stating the tenant has not viewed the property in person and that keys will only be shipped AFTER payment is made — preventing any verification that the property is real or available. 3. The scammer then requests payment via wire transfer or ACH to a US Bank account in the name of Hugo Merida, with instructions to include only your name in the memo. 4. Upon payment, the scammer promises to ship keys and documents via FedEx overnight.
