NV State - Ring Camera (exterior) - Audio Consent Law: What have you done? Location: Las Vegas. Nevada law creates a big gray zone for exterior camera audio. Face-to-face talk only requires one-party consent ([NRS 200.650](https://www.rgj.com/story/news/questions/ask-the-rgj/2025/01/06/is-it-legal-to-record-private-conversations-in-nevada-without-consent/77440231007/)), but intercepting electronic communications requires all-party consent (NRS 200.620). Since Ring automatically records loud audio from far away, it easily captures people without their knowledge. We are renting one of our rooms (non-HOA place) to a friend (who has Ring app access), but I want to be safe rather than sorry. One of the cameras can slightly see the street, and another one slightly in the neighbor's side yard. Legal Type Questions: A. Does NRS 200.620 apply to exterior recording of exterior home areas? Or does a public/semi-public area exception apply? B. Does tenant lease signature constitute legally sufficient consent for audio recording under NRS 200.620? Or is a separate audio recording consent form required? C. Are physical posted notices near each camera legally required in Nevada? What must the notices say? Is our approach (lease clause + posted notice) sufficient? D. Should we disable audio recording until legal clarity is obtained? What is the liability risk of continuing audio recording during this period? E. Is our current approach — full lease disclosure, posted notices, tenant consent via lease signature, attorney review — legally sufficient under Nevada law? Thanks!!!
