Apartment charging me fees I don’t owe Location: OH I (20F) live in an apartment complex in northeast OH; not owned by a landlord by a corporation. Rent is due on the first of each month with a 5-day grace period. I was out of state and couldn’t pay on the first, as I pay by check to avoid convenience fees. I paid on the 5th and by check, entering it into our online portal. I got a text on the 6th that the check didn’t go through, though the money was in my account. I wasn’t provided a reason initially, though later I was told it was due to illegible writing of the number 4. This didn’t make sense to me as you write out the amount of check and my handwriting is very neat. As a result, I was given a late fee. On the 6th, right in the morning and paid the original balance of $604.00. The total was $643.92 with the late fee. Concerned about the late fee, as it was still on my account, I asked if they would make me pay it. I was told no. I had a feeling they would screw me over, so I recorded the conversation of the lady in the leasing office confirming I wouldn’t have to pay it. I went back 2 days later, then two weeks later as the late fee was still on my account. Both times I was told not to worry about the late fee. I have the receipts of my April rent and May rent payment (late fee was still on my account when I paid May 5th). Additionally, my complex requires residents to have renters insurance. I changed policies half way through my lease, but forgot to alert them, which made them give add a $15 fee for lack of insurance. That makes complete sense, however, I’ve let the people who work at the leasing over know in-person verbally and have sent my new policy via email. I let them know end of February 2026, and sent an email March 2026. The email was sent with the email provided to me by the leasing office, the same email I used to send my first insurance policy when I first moved in 2 years ago. However, I’m still being charged. Ik it’s not a lot of money, but I
reasonable temporary remote work accommodation rejected Location: TN Hi! I (24F) have been working in a hybrid customer service role (2 days remote/3 days in person) for nearly a year now. I have great metrics, and am always achieving and exceeding percentages/etc. However, I’ve really let myself and the people who believe in me down by using all my PTO days up to this point for sick days. I’ve been having mysterious but horrible GI problems that I think are tied to some diagnoses I have - generalized anxiety disorder, double depression, & PTSD. Yes, I’ve been officially diagnosed w those and been receiving treatment for years. I’ve realized that my days go way better (and I don’t miss them) when I’m working remote. This is because (as gross as it is, and I’m so glad to not have my real identity tied to this) I can be in the restroom while I work and am having my \~problems\~. The work is emails, texts, and calls - the only time this strategy doesn’t work is for when I’m scheduled on calls, but I just try to save my “unscheduled breaks” (we’re allowed up to 30 min) for call blocks since I know I might need them more then. Anyway. My first accommodation request was with my therapist/psychologist (who has a doctorate, not just a “counselor”) and I was very wishy washy with what I wanted since I was wary to ask for too much since I just started the job. Basically we said I could have some problems with exact timeliness bc of my symptoms, and that I needed breaks. Which of course when I met with HR, they understandably told me they already provided up to 30 min unplanned break time throughout the day and that everyone has a short grace period upon arrival for logging in/getting started with work. So, no accommodations, which I said I was fine with because I wanted to do my best with what I was given of course. Flash forward to me using my PTO days as sick days, and I realize, okay I do need to ask for more specific accommodations. I talked to my group’s manager
Received a Five Day Pay or Vacate Notice After Handing Leasing Office a Cashier’s Check What Do I Do? I’m honestly really stressed and confused right now and I’m planning to go speak to my leasing office tomorrow in person, but I genuinely need outside opinions because this entire situation feels insane to me. Location: Virginia and just received a “Five Day Notice to Pay or Vacate” from my apartment complex even though I followed every instruction they gave me regarding payment. Before rent was even due, I was already trying to contact the leasing office because there was an issue with my resident portal/payment system. Earlier, the portal had incorrectly taken extra charges from my account. For example, this month there was an extra $500 charge that should not have been taken, so I had to contact my bank to review/reverse it. THAT was what caused the returned payment issue on my account, not me refusing to pay rent. My actual rent payment had been paid before the grace period ended. The returned amount was the extra charge that was incorrectly taken through the portal system. I explained all of this to the leasing office before rent was due. I emailed them explaining the returned payment situation, explaining that the e-check option on my portal was no longer available, and telling them that if their system required a “clean payment” first before re-enabling online payments, I was completely willing to do that. I literally told them I was fine paying another way if they would just tell me their preferred payment method. The problem is they basically ignored me until rent was literally due the next day after the grace period. I kept calling the office, emailing, and physically going there trying to get answers. Sometimes nobody was there, and other times the people available were not much help. I’m also a student currently dealing with finals, so this entire process has been extremely stressful and inconvenient. When I finally got a response, they told me the
Tracking pixels in emails: Consent is now required Hi everyone, The Italian Data Protection Authority has just released official guidelines regarding the use of tracking pixels in emails. Key takeaways from the press release: * **Consent is mandatory:** The Garante clarifies that email tracking pixels fall under Art. 122 of the Italian Privacy Code (implementing the ePrivacy Directive). Therefore, using them for marketing or behavioral tracking requires **prior, free, specific, and informed consent**. * **Opt-in by default:** Information must be transparent and users must have an easy way to revoke consent or opt-out selectively. * **Exceptions:** Consent is not required for strictly necessary technical reasons, security, or "institutional/service communications". * **Grace Period:** Organizations and email service providers have **6 months** to comply from the date of official publication (press release is from April 21). This seems to be a significant move toward ending the tracking of open rates and IP addresses in marketing emails without user permission and you should be on the lookout as it may continue to other EU countries. I'll be monitoring this on our side as well. Source (original in Italian): [GPDP.it](https://www.gpdp.it/home/docweb/-/docweb-display/docweb/10241977)

I analyzed 10 Kenyan insurance policies. The hidden clauses are worse than I thought. Free analysis for anyone who wants to understand what they actually signed. So I've been going down a rabbit hole with Kenyan insurance policies, and I'm realizing most of us have no idea what we actually agreed to when we signed up. I'm not an insurance agent or lawyer just someone who got curious about why my friend's claim was denied, then decided to actually read the fine print. Here's what I found. \*\*THE PATTERN: "Secure Facility" Clauses\*\* Almost every car insurance policy in Kenya has this: "Coverage applies only to theft from secure facilities." What you think it means: "If someone breaks into my car, I'm covered." What it actually means: Gated compound with a guard. Or locked garage. Most people park on their street or compound with a gate. That doesn't count. I found this exact language in: \- Safaricom Insurance \- Britam \- AAR Same vague definition. Same loophole. \*\*THE GOTCHA: "Grace Period"\*\* Most policies say: "Grace period: 10 days after missed payment." What I found: Safaricom says 5 days. UAP says 10. Britam says 15. Miss a payment by 6 days on Safaricom? Your coverage lapses. You don't know until you claim. \*\*THE BURIED DETAIL: Waiting Periods\*\* Health insurance specifically: Most have a 90-day waiting period from enrollment. Some clause it this way: "Patient must complete 90-day qualifying period before benefits apply." What happens: Someone buys health insurance, gets sick in month 2, tries to claim. Claim denied. They thought "qualifying period" was just paperwork, not an actual waiting period. \*\*WHY THIS MATTERS\*\* Insurance companies aren't evil. They're just writing contracts in a way that \*benefits them when claims happen\*. The language is intentionally technical so most people won't understand it. When you claim, they have a contract that (technically
Location: California — Mobile home in my name, family agreed to split costs 4 ways, now refusing and may leave me with loan/tax/default risk. What are my options? Location: California. I own/live in a mobile/manufactured home in a mobile-home park. I rent the space from the park. The home title and hard-money loan are in my name only, but three adult family members also live here and are listed with the park as occupants/residents. When we moved in, there was a verbal agreement that all major household housing costs would be split four ways between the four adult residents. This included the loan payment, park space rent, utilities, mobile-home property taxes, insurance, and related required housing expenses. Unfortunately, there was no written contract between us, which I now regret. However, I do have text messages referring to the four-way split / everyone paying their share, and the payment history shows that the other household members made mortgage/loan payments from their own bank accounts over time. I have consistently paid the mobile-home park space rent myself, and the park rent is current. The loan is a hard-money loan. The portal shows the loan originated in April 2023 and matured in April 2026. It also shows a principal balance in the low $300,000s, a monthly payment around the low/mid $3,000s, late fees of roughly $2,500–$3,000, and that the loan is around 25 days past due. A recent monthly payment was supposedly made within the grace period, but I am trying to confirm whether it actually cleared and was applied. I have not received a Notice of Default, Notice of Trustee Sale, foreclosure letter, or demand letter. There is also approximately $10,000 in unpaid mobile-home property taxes. There may also be state tax/lien issues, but I am still trying to verify that. The home currently has no insurance, which I know is a problem. The other household members are now refusing to communicate in writing or are ignoring/blocking me. They have basically
Late Response Consequences (California) Location: California My company was served as a defendant to an ongoing civil case (brought in an as a DOE over a year after the initial case was filed) about 3 weeks ago and we immediately turned it over to our insurance carrier. They, in turn, assigned an attorney. The case itself is one I believe we can successfully defend, but we still need to actually provide a viable defense. I had an initial meeting with the attorney selected by my insurer two weeks ago, and it went poorly. He spent a fair bit of time discussing a different case, even showing me documents from that case and taking a phone call regarding it in my presence, where my insurer had to pay out a $5m claim. Nevertheless, he assured me that he knew exactly how to defend my case and how he'd prepared the initial defense filing. When I brought up that his defense didn't match the claims made by the plaintiff in the case, he was very surprised. He hadn't read the actual complaint at all. He just assumed it was professional negligence and we'd be immune from claims. Regardless, he stated that he would file the response with the court in the following days. After the meeting, I contacted the insurer to request a change in representation. When I explained what had taken place, they immediately agreed and asked me to not contact the first attorney while they work the reassignment. No problem. But, now, we're just a few days away from the 30 day window to respond. I checked with the court, and there's no entry for my company's appearance/representation nor have we responded to the claims. I reached out to my insurer again, and have been told they are working to get status from the new attorney. What happens if we're late to appear/respond? Is there any grace period or professional courtesy that is common? Had the first attorney filed the response, even if it's a terrible one, I imagine that's far better than not responding to the summons in a timely manner. If it c
