Fraud Alert!!! **Faithful Real Estate Properties** I WAS SCAMMED! I signed up for a program with Decker Randolph owner of Faithful Real Estate Properties for his "No Credit Check Home Buyers Program" and I was scammed and robbed of my down payment money for the purchase of a property. All the money sent to Decker Randolph for the down payment and to pay for the inspection, survey and to put down as earnest money was kept by Decker Randolph and he never paid anything to anyone to secure that property for our purchase. I am completely devastated. He will no longer return phone calls, text or emails. He is running a scam with his business and committing fraud along with devastating people's lives. I found 17 other victims throughout the United States via online records so far and I am am trying to connect with them all. He has got be stopped. I am pursuing him legally, civilly & criminally in the state of Florida & in Louisiana where he is located. I have to put this warning out so that maybe it will save another family from being scammed and having thousands of dollars stolen. This person has left my family in a horrible position and as embarrassing as this is, that I could be scammed, I don't want it to happen to anyone else, so this message is necessary.

Need advise about realtor I'll try to keep this as short as possible while still trying not to leave out anything important. I won a bid on a HUD house. Got all the paperwork overnighted that same evening. Lender preapproval was great. All paperwork was in. I called both my realtor and my lender every few days just to make sure everything was still on track and there was nothing more I needed to do. About a week and a half before closing, I get a call and an email from my lender saying a patch of paint needed to be repainted before closing could occur due to lead paint laws. He also CC'ed my realtor, but I called her immediately after hanging up with my lender to see what needed to be done. She said I needed permission to fix it myself since it hadn't yet closed, but it was possible HUD would fix it. Since it's a HUD contract, I'm dependent upon my realtor to make contact with the seller. I tell her to also file for an extension on closing. She agrees and everything is great. Call the realtor the next day and I get voicemail, which is full. Repeat several times throughout that day and the next few, same thing. I finally get ahold of her a couple days before closing, and she promises everything is taken care of and she's just waiting on someone to call her back about how to get the paint repaired. Needless to say, she never filed for the extension. The contract is now canceled, and I'm out about 1500 bucks for the inspection, appraisal, and earnest money. I can probably get the earnest money back, but the rest of it is gone. Any thoughts on the best course of action? I had to find out about the cancellation by calling HUD directly since my realtor is not picking up her phone.

Question about realtor's Due Diligence I submitted a bid for a HUD house and won the bid. Preapproval was great. All paperwork was submitted promptly. I would call my realtor and lender every few days just to make sure everything was on track and there was nothing more I needed to do. About a week and a half before closing, I was carbon copied on an email exchange between my lender and my realtor. It said that there is a small spot of peeling paint that needs to be corrected before closing can occur, and my realtor needs to contact the HUD asset manager to either get permission for me to fix it or have them fix it. I immediately called my lender and he explained the situation over the phone, which is just as simple as the brief summary above made it out to be. He said he had been calling my realtor for days, but she wasn't answering and her voicemail was full. Once I got off the phone with the lender, I immediately called my realtor and got the same treatment. Since I had no way of leaving her a message and this was urgent, I called her every half hour or so until she finally answered as though nothing was wrong. She said we would have to file an extension and she would get permission right away. This was a Thursday, and the contract extension deadline was the following day. The next day, she hadn't called. I called her throughout the day, getting a full voicemail, until she finally answered at the end of the day. Needless to say, she did not file the extension paperwork and she hadn't asked about the repair. All the same, she assured me she would take care of everything. It's been about a week now and I can't get ahold of her. I called HUD directly and they wouldn't give me a phone number for the asset manager. I did get a name, and from that I was able to find an email address. The contract has been cancelled and the house will go back on the market "eventually". So now I'm out about 1500 bucks for earnest money, inspection, and appraisal (
