[NY] Deeded owners in a Condominium being pressured by 90%+(?) majority owner to sell. What are our protections against forced termination and predatory fees? Location: Hudson Valley in NY (Orange County) Legal Structure: Condominium Community My parents own two separate units (a townhouse and an apartment) in a condo community in Orange County, NY (Hudson Valley). They have held the deeds for decades, their mortgages are nearly paid off, and they have a long-term tenant in the apartment unit. They want to keep the properties as a family legacy and maintain the rental income. This is a condominium community with a history of bulk ownership. A single corporate entity has long owned the vast majority of units as rentals, with some individual units sold over the years. A new developer recently acquired the majority stake and is now the majority owner. The complex office manager recently called my parents with a "friendly heads-up." The developer wants to acquire the remaining independent units to own the entire complex. They are encouraging a voluntary sale now "while they are being friendly." The clear implication/warning is that if my parents refuse, later they will not be as "nice". My parents are worried that if they stay, the developer could significantly increase HOA fees or impose special assessments, making it financially difficult to stay, and would become "less friendly." My parents are concerned about being priced out. We are documenting everything and plan to consult a real estate attorney experienced in NY condominium law. We would appreciate any specific insights or experiences with similar situations in NY condominiums, especially regarding holdout owners in bulk-buyout scenarios. I have some questions about how this even works: Specific Questions (NY Condominium Law): 1) Condo Withdrawal / Termination: If the majority of the HOA approves withdrawal from the Condominium, can the majority force out minority owners, or must they pay fair market
**Scam Type:** Wrong-number text / Romance scam attempt **Date of Incident:** January 22, 2026 **Method of Contact:** Text message (SMS) **Scammer’s Phone Carrier:** Verizon (identified via carrier lookup) **Description of the Scam:** On January 22, 2026, the owner of phone number 816-977-0544 received an unsolicited text message from +1 (727) 744-1425 asking, “Do you have time to chat?” Shortly afterward, the sender sent a photo of a woman and claimed to be someone named “Lisa,” asking if the recipient was their friend “Hannah.” When informed they had the wrong number, the sender apologized but continued engaging and asked for the recipient’s name. This behavior is consistent with a known “wrong-number” scam technique commonly used to initiate romance scams or future financial fraud. No money was lost, and screenshots of the messages were preserved. **Warning Signs Observed:** * Unsolicited message from an unknown number * Friendly or casual opener to initiate conversation * Use of a personal photo to appear legitimate * False claim of familiarity or mistaken identity * Continued engagement after acknowledging a wrong number * Attempt to collect personal information **Consumer Warning & Prevention Tips:** Consumers should be cautious of unexpected text messages from unknown numbers that attempt to start friendly conversations or claim a “wrong number.” These scams often begin innocently but may escalate into romance scams, investment fraud, or cryptocurrency schemes. Do not share personal information, do not continue the conversation, and block the sender. As an example prevention measure, scam or robocall activity associated with Verizon numbers can be reported by forwarding details to **[ [email protected] ](mailto: [BBB Scam Type: Romance] [Business: Lisa] [Location: NC, USA- 28546]
What are possible ways for other people to make use of my personal information? My wallet got stolen this morning. Along with it there are 3 credit cards, 1 debit card, driver's license, Canadian Permanent Resident card and provincial health card. I have a question regarding what the person who stole my wallet will possibly do with my IDs. Below is the details of what I have done so far. Once I realized it was missing, I contacted all of the financial institutions that issued those cards to cancel and report for fraud. New credit and debit cards were issued to my current address. I reported for theft at my local police station and got a police report. The police officer told me that I may get into trouble with the Immigration Office for negligence with my PR card. If anyone has experience in this I would very appreciate your insight. I am afraid of getting denied when reapplying for a replacement card. I was advised to report for fraud and put a warning to my credit profile through Equifax and TransUnion. The agents from both bureau told me that neither me nor a third party will be able to open a credit line until the warning is lifted. They will also contact me if there is any attempt. After looking for advices online, I think I have done everything to prevent me from future financial compromised. Please correct me if I missed anything or if I am wrong about that they cannot compromised my financial after I notified my banks and the credit bureaus. So my concern is what else can they do with the information on my IDs? For example, if they use my information to commit crimes, will I be held accountable in any ways? Thank you for any advices that you can give. My heart goes out to all identity theft victims or possible of one. It is very mental draining.
