Leaky-moldy roof, no lease, do you think I have to pay any more rent? I moved into my current place (in Washington State), November of 2008. I moved in with two others, one of which moved out April 2009. In January 2009 the landlord was told, (not notified in writing) of a leaky roof. He claimed it "Happened every year," probably a mistake on his part, and he would "do what (he) can to fix it." After the third roommate moved out he wanted us to sign another lease; I said no until the roof is fixed. Now I have in my possession the last months and a half of rent (been keeping it behind so I have some money to move out with), and the roof is getting moldy. I am getting sick and would rather move out than pay up and put rent into an escrow. **Do I have to pay the last month and a half of rent, plus the following month for not giving proper notice, if I move out and do not have any current lease?** edit.
